Job Description Summary

The Director of Engineering will oversee management of facility infrastructure and building systems in a safe, efficient, and cost-effective manner. This position is expected to supervise and direct others who perform engineering, electrical, HVAC, plumbing, repairs, and maintenance duties in support of the facility. The primary objective of the position is to maximize the value of the client's assets achieving the operational and financial goals and objectives by developing, implementing and executing an overall Strategic Plan for each property and the portfolio. Responsibilities also include compliance & operational excellence oversight, adherence to business plan, budgetary control, capital planning and oversight of the daily management and operational activities associated with the portfolio.

Job Description

KEY ACCOUNTABILITIES

* Provide operational leadership and support and technical oversight for all facilities assigned, including remote offices.

* Ensure proper procedures and standards are being practiced and maintained for EH&S and Engineering.

* Provide technical oversight for the design and implementation of the preventative maintenance program in accordance with manufacturer's recommendations, current industry practices, Cushman & Wakefield's guidelines as outlined in C&W's and client Policies & Procedures manuals and subsequent revisions.

* Analyze equipment downtime ramification and develop contingency plans in the event of equipment failure.

* Ensure auditing programs are in place and develop procedures that supports the account team in management and compliance oversight.

* Ensure that all technical work is carried out according to code and building standards, that certificates of insurance are correct and in place, and that all work is in compliance with the building owner's or client's requirements.

* Ensure that all equipment is maintained in accordance with the manufacturer's recommendations and/or Cushman & Wakefield Policies & Procedures by performing periodic inspections of all major equipment and by keeping a close check on the introduction of new equipment.

* Provide technical leadership and management support to facility management and technicians who have the responsibility for day-to-day operations and maintenance of the building support systems (heating, ventilation, electrical distribution system, plumbing, fire suppression system, etc.)

* Recommend and implement critical systems policy and procedures including industry compliant MOPs, SOPs and critical environments standards and Change Management processes.

* Report abnormal or critical conditions immediately to the relevant C&W Facility Management, Account director and client partner.

* Review all plans for adding or upgrading new equipment, infrastructure, building improvements, and the like, interface with applicable building management and operational staff, provide technical guidance and leadership, and interact and oversee contracted labor and vendors.

* Develop and deliver training methods, materials and programs relative to building operating standards

* Manage technician teams to meet/exceed response time, completion, and customer satisfaction KPI's

* Rapid response, investigation, and management of indoor emergency situations and air quality complaints. Secure/contain area, assess cause and extent of damage, take appropriate action, and develop action plan/next steps for remediation. Evaluate, report, and follow up with business unit and district offices, property management, and facilities management.

* Report on opportunities for Energy, Preventive Maintenance, and/or other cost-saving measures.

IMPORTANT EDUCATION

* High School Diploma or GED Equivalent

* Two-year technical degree plus 3 to 5 years of related experience and/or training; or equivalent combination of education, experience, and training.

* Completion of Technical school study relating to HVAC design and Maintenance preferred

IMPORTANT EXPERIENCE

* Minimum of 10 years of commercial property experience

* Minimum of 3 years of management level experience in facilities/property maintenance, engineering, the installation and operation of Building Systems (HVAC, plumbing, Fire/Life Safety, etc.), project management, and supervision of skilled trades and technical staff

* Experience in building operations

* Experience managing unionized and non-unionized employees

ADDITIONAL ELIGIBILITY QUALIFICATIONS

* Operating Engineers License as required by local jurisdictions, and equivalent

* Technical proficiency in the mechanical, electrical and control systems used in the Property Management industry

* Expertise in the operation, management and the cost controls of Property Operations

* Knowledge and interpretation and application of applicable commercial building codes and standards

* Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions, and BAS SOO

* Strong understanding of project management processes

* Basic Computing Skills in Outlook, Excel & Word

* A high level of functional/technical knowledge of building system operation is necessary and must have proficiency in plumbing, HVAC, and electrical distribution systems.

* Must be able to prepare and present detailed reports on building operations and systems. Must be able to write professional business correspondence and procedural manuals. Must have the ability to effectively present information and respond to questions from groups of managers, clients, and internal and external customers.

* Ability to quickly define problems, gather and assess relevant data and information, establish facts, and draw valid conclusions in order to implement solutions and repairs and delegate to appropriate personnel. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables

WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear.
