The Opportunity:

The HVAC Specialist II position provides essential support for the operational maintenance and sanitation of campus to provide a safe, functional, clean, efficient and attractive living and learning environment. This position is responsible for troubleshooting issues, providing service for, and responding to requests from customers and staff.

Responsibilities:

  • Perform preventative maintenance (PM) and predictive maintenance (PDM) on all HVAC mechanical systems and related equipment in order to ensure continuous operation and prevent equipment interruptions through planned and scheduled work orders.

  • Conduct corrective repairs in reaction to a user reporting issues to restore functionality.

  • Calibrate electric, electronic and pneumatic controls to maintain design temperature and humidity.

  • Check refrigerant charges and operating pressures in direct expansion units and ensures that safety cutouts are operational. Install, maintain, test, and calibrate refrigeration components connected to campus heating, ventilation, and air conditioning equipment.

  • Perform repairs through proper troubleshooting of complex HVAC systems. Ensure that all repairs of refrigerant systems are in compliance with EPA Section 608 and documented accordingly.

  • Conduct minor repairs that include but are not limited to complex corrective and planned maintenance on pneumatic air systems, compressors, controls, cooling towers, chillers, boilers, heating hot water and steam systems, hydronic pumps and related piping and components, chilled water air handlers, fan-coil units, VAV terminal boxes, direct expansion (DX) unit (1 to 50 tons), PTAC units, exhaust fans, ventilated systems, CRAC and CRAH units.

  • Assist with planning of projects to assure proper maintenance of assets. Assist in maintaining a system of internal controls which provide reasonable assurance that unit operations are effective and efficient, unit assets are safeguarded, and the unit complies with applicable laws, regulations, standards, policies and procedures.

  • Maintain and update data in the Integrated Work Management System (IWMS) related to work status, pertinent details, costs, dates, time, invoices, images, actions performed.

  • Fulfill all work requests assigned through the IWMS.

Minimum Qualifications:

Completion of an approved apprenticeship program in heating, ventilation and/or air conditioning; or a high school diploma and 4 years of relevant experience.

Preferred Qualifications:

  • Working knowledge of trades classifications and functions including tools, materials, and task specific sequencing required for maintenance, sanitation, and repairs.

  • Basic repair, troubleshooting and replacement experience of direct expansion, pneumatic, electrical, hot, and chilled water systems.

  • Demonstrated ability to comprehend and support all applicable Federal, State, and local safety rules and regulations, including OSHA, Dept. of Health, and the Bureau of Fire Safety.

  • Ability to understand, communicate, apply, and enforce UCF guidelines, regulations, and policies.

  • Strong communication skills in English to work effectively with customers and team members, operate and interpret the functions of the electronic equipment; (iPod Touch for AiM PM checkpoints), comprehend standard safety procedures and utilize telecommunication devices.

  • Ability to understand and apply all standard guidelines and work processes to work planning and scheduling.

  • Demonstrated ability to use various computer programs including and/or equivalent to Microsoft Office and the Integrated Work Management System (IWMS).

  • Ability to delegate, train, coach, lead, motivate, and ensure cohesiveness in a diverse work environment.

  • Ability to comprehend reports, inspections, and documentation pertinent to the unit.

  • Demonstrated ability to maintain confidentiality and address sensitive matters appropriately and efficiently.

  • Ability to assess material needs, order, and sustain accurate and sufficient inventories.

  • Demonstrated ability to ensure that work productivity and service meet quality assurance standards.

  • Ability to interpret, follow and provide instructions.

Special Instructions to the Applicants:

The UCF policy requires completion and passing of a physical exam for this position.

This position is eligible for 5% Shift Differential Pay of the pay range minimum.

Position requires a valid Class E driver's license. The position may involve driving to various locations on and off campus to conduct University business.

Position requires EPA 608 Universal Certification.
