Position Title: Senior Title and Escrow Agent Business Unit: Mortgage Administration Reports to: Supervisor of Title and Escrow Agents Position Overview: This position is primarily responsible for assisting with the day to day operations of the title insurance department, such as handling the title order process, obtaining and reviewing the title examination and clearing title issues. Will coordinate the scheduling of the closing. Will provide guidance and support to the title insurance team. Will work on special projects as assigned by the Supervisor or Manager of Title Insurance. Will provide the highest quality of customer service to both internal and external customers serviced by First National Services Insurance Company. Primary Responsibilities: Place title search orders through underwriter. Order tax/utility certifications through approved vendor. Underwrite title commitments and identify title issues to be cleared according to title underwriting and corporate guidelines. Calculate and disclose the correct title insurance premium as it relates to the specific transaction. Issue final lender and owner title insurance policies assuring that all requirements have been met. Create title pack to be sent to the lender to include the following: authorized agent letter, title commitment, closing protection letter, title affidavits, wire instructions and preliminary Closing Disclosure or settlement statement, as applicable. Review title commitment for items requiring clearance prior to closing. Complete lender tax information sheet. Obtain mortgage, judgment and other lien payoffs as well as any other documentation as required to provide clear title. Prepare Closing Disclosure and/or settlement statement per lender instructions. Coordinate closing date, time and location. Review Closing Disclosure and/or settlement statement with all parties prior to closing. Confirm receipt of funds for closing and disburse according to the Closing Disclosure and/or settlement statement and ledger. Prepare settlement statement per lender instructions. Coordinate closing date, time and location. Confirm receipt of funds for closing and disburse according to the settlement statement and ledger. Prepare and maintain daily and monthly reconciliations for the escrow, transaction and recording accounts. Attend and conduct real estate closings as assigned by the Supervisor or Manager of Title Insurance. Prepare and maintain, if assigned, daily and monthly reconciliations for the escrow, transaction and recording accounts. Performs other related duties and projects as assigned.
