Rate of Pay:



This position is a grade 15 with a minimum of $56,925 and a mid-point of $75,900. Salary offer will be commensurate with the education/experience, in alignment with the College's compensation philosophy, and the current CBA, if applicable.

Job Summary:



An employee in this classification performs work of moderate difficulty by leading and managing all plant operations. Work is distinguished by ensuring building maintenance is performed according to the deferred/preventive maintenance plan, and all facilities operate in a safe and efficient manner. Direction is received by the assigned manager.



Required Knowledge, Skills & Abilities:




  1. Good knowledge of building utility systems; heating, air conditioning, electrical plumbing
  2. Good knowledge of building codes and regulations impacting the facilities
  3. Good knowledge of structural and carpentry considerations
  4. Good knowledge of the IBC, NEC, & NFPA.
  5. Good knowledge of relative advantages/disadvantages of materials, supplies, and equipment, as well as relative economic tradeoffs
  6. Good knowledge of College's budgetary/accounting policies and procedures
  7. Good knowledge of College's Administrative Procedures
  8. Good knowledge of preventive maintenance procedures, scheduling and follow-up
  9. Good knowledge of sound inventory methods for maintenance materials and equipment
  10. Working skill in coordinating and scheduling the activities of diverse technical personnel
  11. Working skill in supervising personnel with diverse technical backgrounds
  12. Working skill in reading and communicating the meaning of blueprints, wiring diagrams, engineering specifications, etc.
  13. Ability to supervise staff, including hiring, disciplining, directing work, assigning work, training, evaluating and recommending termination
  14. Ability to establish appropriate priorities
  15. Ability to plan the work of others
  16. Ability to communicate with professional and technical personnel such as architects and engineers
  17. Ability to provide assistance to the College's administrative staff in matters pertaining to the facilities
  18. Must possess good oral and written communication skills
  19. Considerable skill in building automation systems.



Desired Knowledge, Skills & Abilities:





Essential Duties:




  1. Supervises, evaluates and manages the performance of the Building Engineers, painters, and other assigned staff, including recommendations for hiring, disciplining, and termination. Participate in bargaining unit negotiations as necessary.
  2. Provides supervisory support to the custodial staff, grounds crew, and switchboard personnel as needed, in the absence of their immediate manager.
  3. Inspects and evaluates work performed by contractual personnel who are engaged to perform work on college facilities.
  4. Reviews work orders, assigns appropriate personnel and reviews the work of all building engineers assigned for conformance with established maintenance standards on a daily basis. Responsible for checking all work areas.
  5. Examines college facilities on a regular basis to determine needed maintenance and/or repairs along with identifying and expediting emergency repairs. Reviews and prioritizes requests for repair and renovation projects. Prepares cost estimates of materials and labor needed to accomplish these projects. Assigns appropriate personnel to these projects, and supervises their work.
  6. Coordinate development and implementation of deferred maintenance plan and keep required maintenance records utilizing appropriate computer technology.
  7. Monitor and authorize expenditures in accordance with college procedures. Analyzes, evaluates, recommends, and purchases supplies, materials, technology, equipment, and services needed for the safe, efficient operation of the facilities.
  8. Develops and monitors the maintenance budgets for all facilities on both a short-term and long-term basis.
  9. Assists the Senior Director of Facilities in the performance of their duties, as required and serve on committees, as required by the Senior Director of Facilities. Develop and implement long term strategic planning in areas of responsibility, including participation in the master planning process. Serve as the associate chair for the capital planning committee.
  10. Train employees on proper maintenance and safety procedures along with establishing building engineers work schedules.
  11. Works to serve as back-up for the Director of Construction and the Director of Grounds & Custodial Services. 1st administrator on call for emergencies.

  2. Ability to work a flexible schedule which includes days/evenings/weekends as needed by the department.
