The Company

Howard Hughes Holdings has formed Seaport Entertainment Group (SEG), a division comprising the company's entertainment-related assets in New York and Las Vegas-including the Seaport in Lower Manhattan and the Las Vegas Aviators Triple-A Minor League Baseball team, as well as the company's ownership stake in Jean-Georges Restaurants and its 80% interest in the air rights above the Fashion Show Mall, which are intended to be used to create a new casino on the Las Vegas Strip.

Howard Hughes Holdings Inc. established Seaport Entertainment with the intention of completing its spinoff as a publicly traded company by year-end 2024. The planned separation of Seaport Entertainment from Howard Hughes will allow the new company to operate independently as a pure-play entertainment enterprise, equipped with a robust team of industry leaders to ensure its long-term success.

The Director of Security will be responsible for all security and safety operations throughout the Seaport Properties including the Cobblestones, Tin Building and Pier 17, all security for the retail space and event security operations for our concert series at the pier. The role will report to the General Council Seaport Entertainment Group.

The role will encompass all aspects of developing and improving physical security with a strong deference toward customer service. The Director will be responsible for keeping all employees, guests, visitors and vendors safe and secure.

General Responsibilities:

  • Develop, implement, and manage a comprehensive security program for all SEG properties, ensuring the safety of guests, employees, and assets.

  • Oversee the day-to-day operations of our outsourced security team, including scheduling, training, and performance management.

  • Conduct risk assessments and implement proactive measures to mitigate potential security threats, including theft, violence, active shooter situations, and natural disasters.

  • Develop and maintain strong relationships with local authorities including the NYPD, ensuring seamless collaboration and effective communication.

  • Manage and monitor security technology systems (e.g., access control, CCTV) to ensure optimal functionality.

  • Investigate security incidents, prepare comprehensive reports, and implement corrective actions.

  • Enforce company policies and procedures related to security and loss prevention.

  • Maintain a positive and professional security presence throughout all SEG properties.

  • Stay abreast of industry best practices and emerging security trends.

  • Develop and maintain a budget for the security department.

  • Prepare and deliver security & safety briefings and trainings to management and staff.

Corporate Policies

  • Develop and maintain security Standard Operating Procedures for the Seaport.

  • Maintain and review security records; report on trends, anomalies, and concerns.

  • Respond to any and all security threats.

  • Uphold procedures for various initiatives including fire prevention, property patrol, traffic control and accidents.

Law Enforcement

  • Serve as point of contact for security issues regarding law enforcement with NYPD (New York Police Department and all federal and state agencies.

  • Schedule and interface with NYPD police and EMT staffing and supervisors for events.

Physical Security

  • Oversee security design and development of all new buildings and renovation of existing space at the Seaport.

  • Ensure security of all buildings during non-business hours and open during operating hours.

  • Authorize access to facilities and ensure that access is controlled.

  • Develop, implement and maintain physical security plans and conduct training.

  • Monitor and control access at building entrances.

Investigations

  • Oversee, manage and conduct investigation for all crimes, fraud, theft, threats and all security and safety incidents.

Vendor Security

  • Ensure all security staff are adequately equipped with radios and ear pieces, lights, cones, whistles and are trained on their use.

  • Train guards on proper response to signs of crime or disorder and investigate disturbances.

  • Oversee security guards' patrols, conduct audits of security reports.

  • Oversee all guard training, conduct desktop and actual drills with guards.

  • Ensure all new guards have received proper training

  • Train guards to respond quickly, efficiently, effectively and calmly to emergency situations.

  • Develop training plans for security personnel and maintain security training records.

  • Ensure the command center guards are properly certified and trained to operate the fire communication system.

Event Security

  • Conduct pre-event briefings.

  • Work with event security personnel to ensure that they understand post instructions and can respond safety.

  • Oversee Command Post operations during an event.

  • Oversee billing statements for each event staff and payroll.

Emergency Response Planning

  • Update and maintain all Emergency Evacuation and Response Plans for all events including the rooftop on Pier 17.

  • Conduct desktop drills at least 4 time a year with Event Security, Operations personnel and vendor security managers

  • Conduct 2 full evacuation drills with senior management, vendor security, event security and all building management and tenants. Drills not to exceed 3O minutes.

  • Set up a secondary command Post in the Fulton Market building.

Safety

  • Providing leadership and support for compliance with Risk Management programs

  • Assisting in accident/incident investigation and recommend improvement/preventive measures.

  • Ensuring compliance with all corporate safety policies.Maintain all safety documentation in accordance with company policies and OSHA regulations.

  • Ensure that the property is kept free of hazards and identify major hazards that require attention or repair.

  • Coordinate the insurance company activities.

Qualifications
  • 10-15 years of experience in security management, preferably within the entertainment or hospitality industry.

  • Proven track record of developing and implementing successful security programs.

  • Strong leadership and supervisory skills.

  • Excellent communication, interpersonal, and negotiation skills.

  • Experience working with law enforcement agencies.

  • Proficient in security technology and access control systems.

  • Ability to work effectively under pressure and in fast-paced environments.

  • Strong analytical and problem-solving skills.

  • Valid security guard license (preferred).

  • Bachelor's degree in Security Management, Criminal Justice, or a related field (preferred).

Compensation: $185K plus benefits.
