Job Description

The Centralized Maintenance Coordinator - Warranty is responsible for managing new and existing work orders, creating purchase orders (PO), invoicing, dispatching Maintenance Techs and/or vendors. The Centralized Maintenance Coordinator - Warranty is responsible for coordinating maintenance for all occupied homes.

Hybrid Schedule: Monday and Friday (At home); Tuesday-Wednesday-Thursday (In office) Hours: 5am-1:30pm

Manage Work Orders and Purchase Orders

  • Create and close out Yardi Work Orders and Purchase Orders
  • Review Vendor evaluations and determine if a repair is needed.
  • Submit Works Orders to vendors and/or schedule Maintenance Techs according to standard workflow.
  • Coordinate with Maintenance Tech, vendors, and residents for all scheduled and non-scheduled maintenance requests.
  • Coordinate and oversee all repairs and maintenance projects through to completion.
  • Maintain records and monitor maintenance status daily.
  • Proactively communicate with resident, vendor and/or Maintenance Technician through to the completion of work.

Invoicing

  • Review and approve all invoices submitted for POs within approval levels.

Warranty

  • Register and track maintenance equipment and Build to Rent new home warranties (2-10, 1-2-5 warranties, etc.)
  • Manage Build to Rent communities warranties across all markets.
  • Communicate with the builders and coordinate scheduling of repairs.
  • Manage resident communication, expectations, and possible rent concessions.
  • Organize warranty date base from date of close to warranty expiration.
  • Maintain organization of the community amenities regarding builder warranties.

Qualifications:

  • Excellent written and verbal communication abilities.
  • Strong typing skills
  • Proven ability to multi-task
  • Problem-solving experience is a plus.
  • Prior Maintenance experience preferred.

Minimum Requirements:

  • High school diploma or GED.
  • Prior customer service experience.
  • Excellent attention to detail.
  • Knowledge of Yardi preferred

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.

$44,340.00 - $66,520.00
