Responsibilities

Summary:

This position researches, negotiates and elects to purchase short- and long-term lease agreements that meet the division's goals. It interacts with local real estate brokers, legal counsel and consultants when identifying sites, presenting information to the local community, negotiating property acquisitions and renewals, securing appropriate permitting, and leading transaction work.

Primary Duties and Responsibilities:

  • Manages and assumes a lead role in real estate projects from the earliest planning stages (before bid is released) through the completion of acquisitions (after contract award) while forging hands-on partnerships with local stakeholders to ensure that properties are successfully acquired and the proper zoning and conditional use permits are achieved.
  • Negotiates acquisition and renewal terms (lease, purchase or purchase option) and other transactions in support of Company's real estate initiatives.
  • Identifies new business opportunities by conducting research and networking and assessing current or potential sites.
  • Works closely with business development, operations, project development and proposal teams.
  • Understands regional operations business models and meets regularly with management to ensure all items related to real estate transactions are completed.
  • Works closely with regional operations.
  • Coordinates the Company's efforts in public hearings regarding zoning and other location related issues.
  • Designs, presents, and negotiates competitive real estate proposals.
  • Develops concise summary of property costs and required financial commitment.
  • Coordinates with appropriate executive management to secure input, guidance and necessary approvals for unique location requirements, site layout, entitlement strategy, project schedule, budget and other strategic matters.
  • Leads zoning processes by working with the Project Development group, outside legal counsel, civil engineers, and others.
  • Addresses community expectations and standards, understands construction constraints, local design and layout requirements, and is aware of all necessary approvals and how they impact the property acquisition process.
  • Serves as liaison with external partners, brokers, outside legal counsel and other consultants.
  • Identifies and executes strategic and tactical goals for real estate projects through frequent meetings with various departments, including finance, operations, and business development.
  • Prepares and presents concise presentations and recommendations to the community, planning commissions, and other key stakeholders.
  • Interacts with city governments and the brokerage community to assess and secure the real estate.
  • Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal and professional nationwide networks.
  • Coordinates all activities involved with opening new field offices, including location research, office floor plan approval.
  • Inspects properties on an on-going basis to ensure compliance with agreements and contracts. Identifies property condition issues to be negotiated with landlords.
  • Obtains local construction contractors for day reporting centers, as needed. Negotiates construction budgets, oversees completion and provides final sign-off of projects.
  • Performs other duties as assigned.

Qualifications

Minimum Requirements:

  • Bachelor's degree in Real Estate, Business, Finance or related field. Three to five (3-5) years of experience in commercial real estate development. (A combination of education and experience may be taken into consideration at management's discretion.)

  • Demonstrated knowledge on zoning codes and use constraints around leases.

  • Real estate agent or broker license desirable.

  • Experience in tenant improvements of construction projects.

  • Significant experience with lease and contract administration.

  • Must be detail oriented, ability to multi-task and balance competing priorities, work in a strong team environment as well as be self-motivated.

  • Demonstrated public presentation skills when working with local government and community representatives.

  • Strong analytical and problem-solving abilities.

  • Superior skills in negotiating to achieve consensus and favorable business objectives.

  • Able to manage multiple resources within a given project, adhering to strict deadlines and budgets.

  • Team-building skills; organizational and staff development skills.

  • Excellent communication, written and presentation skills.

  • Ability to develop and manage budgets.

  • Ability to work well under pressure, meeting deadlines consistently.
